• The projects under the Community of Madrid’s VIVE Plan that are already in the marketing and/or allocation phase (Alcorcón, Alcalá de Henares, Getafe, and Tres Cantos) will include 1,275 affordable housing units.
• In the coming weeks, the fifth and final development in San Sebastián de los Reyes will also begin its marketing phase.

March 11, 2024 — Culmia, the real estate platform that brings together all the housing solutions available on the market, has already begun marketing the bulk of the developments in Lot 3 of the first phase of the VIVE Plan of the Community of Madrid. With just a few weeks to go before the first affordable rental units are handed over, the developments in more advanced stages of marketing and/or allocation—located in Alcalá de Henares, Alcorcón, Getafe, and Tres Cantos—have already received 24,111 applications for a total of 1,275 homes. This means that, on average, each home in these four developments has received 19 applications.
By municipality, the housing project in Alcorcón received the most applications, with a total of 11,675 families applying for 274 units. The allocation process for this project is nearing completion, and the first units are expected to be handed over in mid-March.
For its part, the development of Alcalá de Henareshas received 4,243 applications for the 300 available homes. The development in Tres Cantos has also seen a high number of applicants, with 3,132 applications for 209 homes.
The promotion of Getafe, which also has its application process open, has received 5,061 applications so far for 492 units.
The fifth and final development comprising the total of 1,763 homes in Lot 3 of the first phase of the VIVE Plan, that of San Sebastián de los Reyes, will begin sales on April 9.
Jaume Borràs, Culmia’s Business Director, stated that “the positive initial response to these first developments confirms the need to continue developing affordable rental projects through public-private partnerships such as the Plan Vive, since demand far exceeds the current supply.”
The homes developed by Culmia under the VIVE Plan feature amenities such as a concierge service, fully equipped gyms, a swimming pool, green spaces, and community areas, as well as high standards of efficiency and sustainability. In this regard, they have received a BREEAM “Excellent” pre-qualification—a rating awarded during the project phase—a level that had never before been achieved in multi-family residential developments on a national scale. These will therefore be the first developments certified at the “Excellent” level under the new BREEAM manual.
Once construction is complete, Sogeviso—one of the leading servicers in the real estate sector, specializing in the socially responsible and economically sustainable management of real estate portfolios—is responsible for the marketing and subsequent management of these homes.
The allocation of housing is strictly in chronological order of registration , provided all eligibility requirements are met . Potential applicants must be of legal age, hold Spanish nationality or reside legally in the country, meet the income limits established for each type of housing, and the amount allocated by the household to the total annual rent must not exceed 35% of their net annual income. They must be registered residents and/or have their place of employment in the municipality for which they are applying, with a minimum of three years’ tenure, and they must use the housing as their primary residence, not owning any other property in Spain. This process must be completed through the website convivemadridalquila.com, where all information about these properties is available.
