March 9, 2023 – Culmia, Spain’s leading residential real estate project management platform, unveiled the first model apartment for the Community of Madrid’s Plan Vive in San Sebastián de los Reyes at an event attended by the president of the Community of Madrid, Isabel Díaz Ayuso, and the Regional Minister of Environment, Housing, and Agriculture, Paloma Martínez, among other institutional and industry representatives.

Specifically, the San Sebastián de los Reyes development—which includes the first model unit— will feature 488 homes ranging from 40 m² to 70 m² of usable space, with options ranging from 1 to 3 bedrooms, each with a garage and storage room. In addition, the development will offer a total of 20 homes adapted for people with disabilities, which are fully accessible and located on the ground floor.

The development features two separate parking garages that serve the three residential buildings and offers common areas that include a community pool, a gym with locker rooms, a children’s play area, a sports court, and a concierge area.

The apartments will be delivered fully equipped with top-quality materials and kitchens furnished with stainless-steel appliances, including a range hood, oven, and induction cooktop. In addition, the homes will feature a centralized geothermal heating and cooling system that distributes warm and/or cool air to the various rooms.

It is worth noting that the homes in the Plan Vive stand out primarily for their efficiency and sustainability. As a result, all of them have an AA energy efficiency rating and a BREEAM sustainability certification of at least “Very Good” and will be equipped with LED lighting in accordance with the REBT (Low-Voltage Electrotechnical Regulations) to improve energy efficiency—yet another example of Culmia’s commitment to sustainability.

The opening ceremony for the first model apartment under the CAM’s Plan Vive was attended by the president of the Community, Isabel Díaz Ayuso; the Regional Minister of Environment, Housing, and Agriculture, Paloma Martínez; the Deputy Regional Minister of Housing and Land Use Planning, José María García; and the Director General of Housing and Rehabilitation, María José Piccio. Avintia, the construction company building the homes, was represented by its president, Antonio Martín.

Specifically, following the award of Lot III of the Plan Vive, Culmia will build 1,763 homes spread across 12 plots located in the municipalities of Sebastián de los Reyes, Tres Cantos, Alcorcón, Alcalá de Henares, and Getafe.

The Vive Plan: A Success Story in Public-Private Partnership

For Francisco Pérez, CEO of Culmia, “the unveiling of the first model unit under the Plan Vive initiative marks a significant milestone, primarily because of the boost it provides to the affordable housing sector in Spain. The work and collaboration carried out in Madrid between the public and private sectors should be considered a model for the rest of the country’s regions to follow. At Culmia, we are proud to be part of the solution to the challenge of housing access in Spain.” The Community of Madrid’s Plan Vive is a success story of public-private collaboration aimed at boosting the affordable housing sector and improving access to housing for priority groups, such as young people under 35, those over 65, people with disabilities, and women who are victims of gender-based violence.
