- The company has reached an agreement with the investment vehicle promoted by Bankinter Investment and VÍA ÁGORA regarding the future management of Lot 5 of the Affordable Rental Plan awarded by the Madrid City Council.
- The five developments will be located in the neighborhoods of Arganzuela, Fuencarral, Carabanchel, San Blas, and Villaverde.

Culmia, a real estate platform that brings together all housing solutions on the market, has signed a strategic alliance with Palatino Residencial (an investment vehicle promoted by Bankinter Investment and VÍA ÁGORA) to develop the 434 housing units corresponding to Lot 5 of the Affordable Rental Housing Plan launched by the Madrid City Council.
These are five developments located in the neighborhoods of Arganzuela, Fuencarral, Carabanchel, San Blas, and Villaverde, with construction scheduled to begin this December. All of the properties are situated in strategic locations within these neighborhoods on lots that are already ready for construction.
Culmia will deliver these homes in the first quarter of 2026, with the goal of having Palatino Residencial manage them thereafter. For their construction and development, the company will employ the most advanced methods, utilizing BIM design processes in a collaborative environment and construction industrialization on those lots where conditions permit.
This reinforces a public-private partnership model that is making it possible to bring thousands of affordable homes to market with the participation of specialized stakeholders who ensure the success of the various stages of these long-term collaborative processes.
Culmia has also been awarded Lot 1 of the Madrid City Council’s Affordable Rental Housing Plan, which calls for the development of two projects comprising 437 housing units in Hortaleza and Usera. Construction has already begun in Valdebebas, with the entire development of this lot also expected to be completed by the end of the first quarter of 2026.
In addition, the developer has also won the bid to develop the single lot under the Community of Madrid’s Plan VIVE II, under which it will build 1,137 homes located in the municipalities of Boadilla del Monte (524 homes), Pinto (422 homes), and Colmenar Viejo (191 homes).
In line with its specialization in affordable housing development, Culmia had previously been awarded a lot in the first phase of the VIVE Plan, which involves the construction and subsequent operation of 1,763 housing units spread across 12 plots located in the municipalities of San Sebastián de los Reyes, Tres Cantos, Alcorcón, Alcalá de Henares, and Getafe. All of these developments are currently under construction, and some of them are even nearing completion and ready to be put into operation.
