Today, technological innovation is one of the pillars of societal progress. For this reason, a sector as important as real estate is fertile ground for technology companies to design, develop, and implement their own solutions, with the goal of boosting business activity. These are the companies now known as Proptech—specialized, emerging firms with the capacity to transform the real estate landscape.

In this new article, we want to talk to you about these companies and the state of PropTech in Spain. So we encourage you to join us, as this is a specific field that has experienced unprecedented growth in recent years.

Proptech and Its Benefits for the Real Estate Industry

The Origins of Proptech

The term “Proptech” is derived from two English words: the prefix“prop-”(property) and the suffix “-tech” ( technology). It’s easy to understand, as it refers to the application of technology to real estate management. In fact, it’s a solution that can be leveraged in any service within this sector, making its benefits accessible to investors, construction companies, real estate agencies, consulting firms, asset managers, and even clients themselves.

Its origins date back to the end of the last century, when the first technology solutions specifically designed for the real estate sector emerged, along with specialized portals. Thus, in 2000, the first company in the sector emerged that was clearly committed to implementing technology in its services; however, the Proptech concept did not fully take shape until years later.

In this regard, it can be said that the 2008 financial crisis—which was closely linked to the sector—played a key role. This situation spurred companies’ interest in technology and the digitization of their operations, and was subsequently fueled by the innovations that emerged throughout the 2010s, such as advances in big data, data analytics, and mobile devices.

The Current State of Proptech in Spain

The website Proptech.es identifies 2013 as a turning point for the Spanish market, as it experienced exponential growth from that year onward. Specifically, over one hundred technology startups related to the real estate market were launched , a number that has continued to increase ever since thanks to innovative solutions such as crowdfunding , the Internet of Things (IoT), and Virtual Reality (VR).

What’s more, companies in the sector themselves have gradually come to understand the importance of the work done by these tech companies. As a result, they have chosen to invest in the entire Proptech ecosystem to develop new solutions and organize events and collaborations, with the goal of digitizing their processes and effectively addressing the challenges posed by their market.

The result is a positive trend that is plain to see. Of the 150 Proptech companies that existed in Spain in March 2020 that number rose to 256 by early 2021, a year that also saw 640 million euros in investment. Subsequently, there was a clear downturn in 2022 (a 68% decline, with investment totaling 201.4 million euros) due to the difficult socioeconomic context; but 2023 saw full consolidation, thanks to the activity of 550 companies and an estimated investment of 990 million euros , which placed the country 5th in the global ranking.

What types of Proptech are there?

Depending on the services these companies provide to the real estate sector, there are different types of Proptech in Spain. Among the most important are:

Buying, selling, and rental platforms (marketplaces)

These are websites and apps designed to facilitate the buying, selling, and renting of properties. Among their advantages are transparency, the use of recommendation engines based on user preferences, the ability to complete transactions and procedures securely online, and more.

Peer-to-Peer Platforms

These are platforms designed to make it easier for individuals to find rental properties, as well as to help landlords find interested tenants. What sets them apart is that they eliminate the need for intermediaries, so there are no commissions for individuals who use them.

Crowdfunding Real Estate Investment Platforms

These are solutions for real estate investment. Through these platforms, investors can safely and effectively participate incrowdfunding campaigns or even gain access to fractionalized or tokenized properties.

Access to financing: mortgages, loans…

These Proptech companies focus on providing simple ways for buyers or investors to access financing. This is especially useful for potential customers who are not eligible for a mortgage through traditional financial institutions.

Real Estate Software Development

The goal is to create platforms (CRM, PMS) and digital tools that real estate agencies and property owners can use to manage their properties efficiently. This allows them to track their income and expenses, manage and finalize contracts, and find clients interested in buying or renting properties.

Leveraging Big Data

Through this approach, Proptech helps companies capitalize on all the information generated in the real estate market. In addition to collecting this vast amount of data, these solutions facilitate its storage, management, and use so that companies in the sector can design strategies tailored to their needs.

Home Automation (IoT)

There are also Proptech companies working toward the development of “smart homes.” To this end, they create home automation products to help residents live more comfortably, as well as smart materials and solutions (IoT) that both builders and interior designers can use to make properties more attractive.

The Use of Artificial Intelligence and Virtual Reality

These are innovative and highly successful technologies that are proving their value to the real estate sector. Here at Culmia, we’ve already told you about the advantages offered, for example, by Artificial Intelligence for property management and market activities; whereas, in the case of Virtual Reality, the benefits it offers potential buyers or renters are clear—for example, the option to tour properties without leaving home.

As a result, there are also Proptech companies that specialize in implementing these revolutionary technologies within the services offered by real estate firms.

Use of Blockchain in the Sector

Blockchain is a technology that offers significant advantages for conducting transactions, shared property management, and verifying ownership. Its strength lies in the fact that it provides an immutable and fully transparent ledger, making it a secure and nearly instantaneous option for conducting transactions without the need for intermediaries. This makes it a very attractive avenue for startups looking to grow by operating in a niche market with great potential.

Taking all these areas of activity into account, we can conclude that Proptech companies offer significant benefits to the real estate sector:

  • Digitization of processes: Today, it is possible to securely carry out all kinds of transactions and procedures online. This streamlines and simplifies all processes, saving both real estate professionals and their clients a great deal of time.
  • Increased productivity and cost savings: Companies in the sector are also seeing how, through the solutions offered by Proptech, they can reduce costs in various areas. So far, we’ve discussed the elimination of intermediaries in certain processes (which means avoiding commissions and fees), but this advantage is also evident in other areas, such as improved productivity among real estate agents.
  • Accessibility: The real estate sector is becoming much more accessible to people, because anyone can view or search for properties online through the aforementioned marketplaces or peer-to-peerplatforms.
  • Transparency: Through technology and digitization, users can more easily access information about properties and obtain highly accurate and detailed data.
  • Personalization of services: Companies that embrace Proptech solutions can offer added value to their customers. Technologies such as Artificial Intelligence and Virtual Reality offer enormous potential for providing unique user experiences, so incorporating them can ultimately become a competitive advantage.
Key Points on Proptech

Proptech: A Key Driver of the Sector’s Technological Transformation

Currently, 76% of traditional real estate companies in Spain work with one or more Proptech companies in the real estate sector. Furthermore, 72.2% of companies (both traditional and tech-based) have seen a significant or moderate increase in interest in working with them. These figures demonstrate the importance they have gained in recent years.

Not surprisingly, this is a niche market that has grown 11-fold in Spain in less than a decade and enjoys government support through the implementation of policies and support programs. There is therefore no doubt that, little by little, it will establish itself as the cornerstone for the advancement and technological transformation of a sector as demanding and competitive as real estate.
