III Report on the Homebuyer’s Journey in Spain

The housing market in Spain continues to evolve, and with it, the needs, priorities, and expectations of those looking to buy a home. In this third edition of the Report on the Home Buyer’s Journey in Spain, prepared by Culmia in collaboration with Sigma Dos, we analyze how Spaniards approach the process of searching for, purchasing, and choosing a home in a context marked by rising prices, difficulties in accessing the market, and changes in residential habits.

The results paint a clear picture: homeownership remains the preferred option for most Spaniards. Currently, 82.2% of the population prefers to live in a home they own, compared to 70.8% in previous surveys, cementing home ownership as the primary residential aspiration in our country.

The study also highlights that access to housing remains one of the main challenges for citizens. Price continues to be the most influential factor in decision-making, ahead of aspects such as location, size, or the property’s features.

Key Findings of the Report

The data collected in this third edition reveal some of the most significant trends in the Spanish residential market:

  • 82.2% of Spaniards prefer to buy a home rather than rent.
  • The preference for homeownership has increased by 11.4 percentage points compared to the previous survey.
  • 57.7% of buyers are looking for a home in a residential building.
  • 53.7% need a three-bedroom home, which is the most sought-after type.
  • 42.7% plan to spend between 100,000 and 200,000 euros on the purchase of a home.
  • 32.6% of Spaniards consider saving to buy a home to be one of their top financial priorities.
  • The price of a home is the main factor influencing the purchasing process.

Trends in Housing Preferences in Spain

One of the main conclusions of this edition is the consolidation of homeownership as the preferred housing model among Spaniards. The trend in this indicator reflects how, despite difficulties in accessing the market, buying a home continues to be viewed as an option associated with stability, security, and the pursuit of long-term life goals.

This growth confirms that the desire to own a home remains one of the public’s primary aspirations, even in a climate marked by rising prices and financing difficulties.

Older Adults and Housing: A Look at New Housing Needs

The third edition of the report also includes a specific analysis of older adults’ relationship with housing within the context of Spain’s aging population.

The study explores how housing needs evolve after age 55, what factors influence purchasing decisions, and which features are most valued in homes for the next stages of life.

Factors such as accessibility, energy efficiency, proximity to services, comfort, quality of life, and the adaptability of living spaces are becoming increasingly important to this segment of the population.
