Francisco Pérez, CEO of Culmia, was the special guest on the program *Destino Camaleón* with Meli Torres on Capital Radio. During the broadcast, Francisco shared how, just like a chameleon, Culmia has adapted and transformed in the face of challenges in the real estate market. He emphasized that Culmia is able to quickly adapt to new dynamics in the sector and explained how the company has evolved to tackle the challenges posed by Spain’s competitive housing market.
Throughout the interview, Francisco reflected on the changes Culmia has had to implement, especially as it transformed from a company affiliated with a financial institution with a foreign shareholder into a company focused on affordable housing solutions. He explained how the company moved away from traditional models of mass housing construction to focus on more innovative strategies, such as “Build to Rent” developments, adapting to the changing needs of the market.
Culmia’s CEO also spoke about the importance of adapting to the difficulties posed by land management, one of the biggest challenges in the real estate sector. He explained that Culmia’s ability to anticipate urban planning issues and its strategic approach have been key to remaining competitive and meeting market expectations. Francisco mentioned how the company’s solid foundation has enabled it to carry out major projects and overcome industry barriers.
During the conversation, Francisco also shared his personal and professional experience in the real estate industry, highlighting how he has had to be a “chameleon” throughout his career. From his early days in the public sector to his leadership roles in private companies and his part in transforming Culmia, he mentioned that the teams he has built and the projects he has completed are the achievements he is most proud of. Over the course of 35 years, he has learned to adapt to different situations and lead teams to success.
Finally, Francisco highlighted the crucial role of affordable housing as one of the most important trends in today’s market, noting that Culmia has already delivered the first 500 homes under the Plan Vive. According to him, success in this industry lies in striking a balance between maintaining a clear strategy and being flexible enough to adapt to new opportunities and challenges.
