We spoke with Ángel Doral, Director of the Build-to-Rent segment at Culmia, about how the company is promoting access to affordable housing through public-private partnerships, the industrialization of processes, and a strong social commitment.

In the tenth episode of *Destino Camaleón*, we were joined by Ángel Doral, director of the Build-to-Rent segment at Culmia, who provided us with an in-depth look at the challenges and transformations the real estate sector is currently facing in the area of affordable housing.

Ángel leads strategic projects such as Madrid City Council’s Plan Asequible and Plan Suma, initiatives that reflect the importance of public-private partnerships in improving access to decent housing. According to Ángel, the key lies in constant adaptation: every project is different and requires a chameleon-like ability to adjust to new regulations, economic contexts, and social needs.

During the interview, he emphasized how Culmia has undergone two major transformations to address these challenges:

  1. Scale: Projects involving hundreds or thousands of homes require industrialization, digitization, and standardization to be viable.

  2. The business model—shifting from building for sale to building for rent—entails a new relationship with investors, buyers, and property managers.

Culmia is currently developing more than 4,700 affordable housing units throughout Spain, focusing on industrialized and sustainable models. Under the Plan Suma alone, 116 million euros will be invested to build more than 750 housing units in Madrid, thereby reinforcing its commitment to social impact.

For Doral, the word that best describes his work is commitment: to the team, to the partners, to government agencies, and, above all, to the people who need a real solution to the problem of access to housing.
