June 11, 2024. Culmia, the real estate platform that brings together all the housing solutions on the market, is delivering the first phase—104 units—of its Culmia Ciencias Park development, which consists of a total of 239 units. The development is located on one of the main thoroughfares in the Sevilla Este neighborhood : Avenida de las Ciencias, very close to Infanta Elena Park.

The units range in size from 61 m² to 131 m², offer one through four bedrooms, and all include a terrace, a parking space, and a storage room. In addition, the development features outdoor common areas such as a swimming pool, a bicycle storage area, and a playground; and a wide variety of indoor common areas, including the Social Club Space, the Kids’ Space, the Gym Space, the Coworking Space, and the Cardioprotected Space, as well as the Smart Box Space—a smart mailbox in the building’s entrance hall for receiving packages without having to be home.

In addition, the promotion includes the app’s service CulmiaHome app, which allows residents to control the opening of building entrances or make reservations for common areas, among other features.

With a modern, cutting-edge design and high-quality materials, Culmia Ciencias Park was designed with high sustainability standards in mind. As a result, it has a B energy rating for both energy consumption and emissions, which, for example, results in emissions savings equivalent to 27 trees per year, energy savings equivalent to 18,167 kWh per year, and financial savings of 1,473 euros per year.

In addition, Culmia Ciencias Park has been awarded Culmia’s two proprietary sustainability and residential health certifications, Jade and Cuarzo, as numerous criteria were taken into account during the development of the project to minimize environmental impacts and promote the health and well-being of residents. In this regard, an independent external consultant assigns the rating during the Design Phase and confirms it upon completion of construction in the Final Phase, thereby ensuring the impartiality and rigor of the certification process.

In terms of sustainability, the Jade certification has an “Essential” rating, which means that the development features solutions designed to promote alternative transportation with low environmental impact, protect the environment and living beings, measures aimed at reducing water consumption and using water efficiently, and buildings with lower energy consumption and the use of renewable energy, as well as a commitment to recycling and giving materials a second life.

In terms of health, Culmia Ciencias Park has been awarded the “Essential” rating by the Cuarzo certification program, as it has implemented measures to create common areas that foster social interaction in a green and healthy environment, architectural solutions designed to provide maximum comfort and indoor well-being, the selection of materials and conditions that ensure proper ventilation to guarantee high-quality indoor air, active and passive strategies that promote a comfortable indoor temperature and humidity, the minimization of noise pollution, and the promotion of optimal natural and artificial lighting.

The development also stands out for its excellent transportation links, thanks to the many bus lines near the site and quick access to the A-92 highway, which connects directly to downtown Seville, and the SE–30, which connects to the rest of the city. In addition, the Palacio de Congresos train station is 9 minutes away, the Santa Justa AVE station is 15 minutes away, and the airport is 10 minutes away.

Sevilla Este is both the city’s newest neighborhood and the one with the largest population, drawn to an area with high standards of living, excellent public services, shopping districts, and green spaces—and one that is also very well connected to the rest of Seville. According to José March, Culmia’s Regional Director for the East and South, “we are proud to be adding more than 100 new homes to the city of Seville.”

“These homes are perfect for families, offering a variety of housing options as well as a wide range of amenities and common areas, so that the home experience extends not only to the home itself but also to its shared spaces. This is a very attractive development in a neighborhood that is constantly growing and evolving.”
