July 6, 2021 – Culmia, one of Spain’s leading real estate developers, has announced an investment of 450 million euros in land over the next four years to add more than 7,200 new homes to its current portfolio, divided between the for-sale and rental segments. This means bringing 1,700 new homes to market each year through 2025, not including the company’s activity in the affordable housing sector, where it has submitted bids for 3 of the 4 lots under the Plan Vive in Madrid and is exploring projects in other parts of Spain.
This investment is part of Culmia’s new investment plan, through which the company led by Francisco Pérez aims to become Spain’s most profitable and leading residential development platform and to deliver more than 15,000 homes for sale or rent by 2030, plus 10,000 more in the affordable housing segment.
In the real estate sales sector, where Culmia operates in the prime segment, the company is currently developing 7,800 units and has projects in some of the major development areas of Spain’s largest cities, such as La Solana de Valdebebas, ARPO, and Retamar de la Huerta in Madrid, as well as in highly sought-after locations in Barcelona, Sant Cugat, Málaga, and Alicante.
In the build-to-rent segment, Culmia is already developing approximately 1,130 housing units, and has plans to add another 2,000 on existing land or by capitalizing on new opportunities. As part of this growth plan, the company is currently evaluating new transactions to acquire land throughout Spain valued at 200 million euros.
Affordable housing is another segment on which Culmia will focus its efforts in the coming years. It is currently participating in the bidding process for 3 of the 4 lots in Madrid’s Plan Vive, each comprising approximately 1,400 housing units, and is exploring projects in other major cities.
According to Francisco Pérez, CEO of Culmia, “Our investment plan, based on a rigorous analysis of each opportunity and the utmost financial discipline, and our track record and commitment to participating in public-private partnerships for the development of affordable housing are two pillars of a strategy that also encompasses a focus on design, innovation, and sustainability, the strengthening of our team of more than 100 professionals, and the positioning of our brand as a leader.”
Pérez also highlighted “our company’s ability to comprehensively manage the entire value creation process of a real estate development, from land acquisition to marketing.”
For this new phase, Culmia also has a new corporate identity developed by the Brandfor agency and based on the central idea that buying a home is one of the most important decisions in the life of any person or family, and therefore requires finding a company that is close to its customers and, at the same time, offers them hope, stability, reliability, and transparency throughout that entire journey.
