Culmia, a real estate platform that brings together all housing solutions on the market, has sold a development currently under construction—comprising 192 subsidized housing units at a fixed price —to the Institut Català del Sòl (Incasòl) to be used for affordable rental housing.
The development is located in Barcelona, specifically in the La Marina del Prat Vermell neighborhood, at the intersection of Paseo de la Zona Franca and Motors Street.
This development includes, in addition to the residential units, 192 storage units, 176 car parking spaces, and 51 motorcycle parking spaces.
Construction has already begun, and the homes are expected to be ready for occupancy in December 2025.
A landmark transaction for future affordable housing projects
It is worth noting that this development will carry the BREEAM sustainability certification and will be connected to the District Heating network, a system that provides centralized heating and cooling for all homes in the La Marina neighborhood.
The project originated from an architectural competition organized by Culmia, which was won by the prestigious architectural firm Estudio Lamela.
According to Francisco Pérez, CEO of Culmia, “this transaction marks the direction that affordable housing initiatives will take in Spanish cities in the coming years and represents a new example of what public-private partnerships can achieve. We are extremely pleased to be moving forward in this direction, together with Incasòl.”
The residential complex, which will also include an additional 152 homes as well as retail and office spaces set to hit the market in early 2024, is complemented by a plaza within the block that will be open to the public.
