May 17, 2024. Culmia, the real estate platform that brings together all of the market’s housing solutions, organized an event yesterday afternoon in the La Marina del Prat Vermell neighborhood of Barcelona to showcase how three of its business areas are driving and transforming this major urban development project in the city.
The event, hosted by journalist Ana Boadas, featured several prominent figures and industry experts, including Constantí Serrallonga, CEO of Fira de Barcelona, and Lourdes Valiente, Private Wealth Manager at JLL, accompanied by Francisco Pérez, CEO of Culmia; Pablo Méndez, Director of Investments and Land Management at Culmia; and Josep María Cases, Culmia’s Regional Director for Catalonia. Also in attendance were colleagues, members of the media, and individuals involved in Barcelona’s real estate sector.
At the event “A Chameleon at the Marina: The Work of Culmia,” which focused on Culmia’s inherent approach and work methods—characterized by flexibility and the ability to adapt to change and client needs— the developer handed over the offices in the EDIFICI 6Ó Marina Building, which still has floors available and whose tenants will be settled in within a few weeks. The building has a total floor area of 5,472.5 m², comprising a ground floor and eight upper floors, and is located at 19 Passeig de la Zona Franca, on the corner of Cal Cisó Street. This is a premium location due to its rapid emergence as a business district, where new projects are currently under construction.
This project consists of a complex of three residential buildings plus a fourth building intended for office use. One of its most notable features is that, thanks to its orientation and the fact that all the facades have large windows facing the exterior, the building enjoys optimal sunlight and natural light throughout the day.
In addition, its strong commitment to sustainability is well-established, as it holds LEED GOLD certification, WELL GOLD certification, and an A energy rating. The building is connected to Ecoenergies’ DHC network, which includes a heating and cooling substation, and features parking spaces equipped with electric vehicle chargers, among other initiatives.
Culmia already has other projects in this district across its various business areas, and it is strongly committed to this district. In its Build-to-Rent business segment, it has developed a two-phase residential building that was acquired in its entirety by DWS. The project consists of 210 units spread over nine floors, ranging from two to four bedrooms and featuring a wide variety of amenities. It has been certified as “Very Good” under the BREEAM rating system.
Similarly, regarding residential real estate sales, the developer announced a few days ago that construction had begun and was progressing at a good pace on its project Culmia MarCelOna, a real estate complex consisting of three buildings with 152 residential units, along with 230 parking spaces for cars and 41 for motorcycles, 152 storage units, four commercial spaces, and an office. The three buildings will be connected by a common area and will each feature a swimming pool. In addition, the development will include a coworking space, a gym, a social club, an outdoor common area with a playground, a sports area, landscaped gardens, and a bike room.
In addition to this project, there is another major development: Culmia Port Montjuïc which will add 25 two- and three-bedroom homes with terraces, parking spaces, and storage units to the district.
The Marina del Prat Vermell area is located between the Zona Franca, La Fira de Barcelona, and La Ciudad de la Justicia. This project involves the redevelopment and urbanization of a 750,000 m² site, raising high expectations for the development of a new, fully urban, and strategically located area.
In the words of Francisco Pérez, CEO of Culmia, “La Marina del Prat Vermell is a very attractive location because of the opportunities it offers, and it is where interest and activity in Barcelona are currently concentrated. At Culmia, we have recognized this potential, and for years now we have been active in various business areas. Residential sales projects, Build-to-Rent developments, and office projects are already a reality, adding value to La Marina and contributing to its transformation.”
Since 2013, Culmia has delivered more than 7,400 homes in over 115 developments.
