July 28 , 2025 — Culmia, the real estate platform that brings together all housing solutions on the market, has delivered 1,763 homes to the German fund manager DWS. These homes are part of Lot 3 of the first phase of the Community of Madrid’s Plan VIVE, which was awarded to the developer in late 2021.
These properties are spread across 12 lots in the Madrid municipalities of San Sebastián de los Reyes, Tres Cantos, Alcorcón, Alcalá de Henares, and Getafe, all of which are already being leased to tenants.
These homes are characterized by having been built using an industrialized construction system, in collaboration with the Avintia Group. This solution has made it possible to substantially reduce construction timelines and address sustainability from a broader perspective, significantly reducing both construction waste and CO2 emissions, resulting in a more sustainable and energy-efficient final product.
The homes have an AA energy efficiency rating and are the first units in multi-family buildings nationwide to receive a BREEAM Excellent pre-certification. This certification was initially obtained during the design phase and, once all construction phases were completed and all environmental requirements were met, it was confirmed and reflects the homes’ actual environmental performance.
For DWS, this new acquisition brings its residential portfolio under management to over 3,000 homes. This milestone positions DWS as one of the leading investors in this sector in Spain, where it is working to continue advancing its strategy of developing high-quality, affordable housing.
Culmia has extensive experience in affordable housing projects and is a pioneer in this field and in public-private partnerships in Spain. In addition to the first phase of the VIVE Plan, the developer has been awarded the sole lot in the second phase of the VIVE Plan, consisting of 1,137 housing units in three municipalities. It has also been awarded two lots under the Madrid City Council’s Affordable Rental Housing Plan,
comprising 871 housing units across seven developments. Two projects under the Valencian Regional Government’s Plan Vive, totaling 208 homes. And 757 homes under the Plan Suma of the Madrid City Council’s Municipal Housing and Land Agency, located in the Los Berrocales and Ahijones urban developments.
The VIVE Plan is a project launched by the Community of Madrid under a public concession model that provides for the construction of affordable rental housing. It is a success story of public-private partnership aimed at promoting the affordable housing sector and improving access to housing for priority groups.
