April 4, 2024 — Culmia, the real estate platform that brings together all the housing solutions on the market, is breaking ground on three more developments as part of the Madrid City Council’s affordable housing project. These join the Valdebebas development in the Hortaleza district, where initial work began in November of last year, and the Méndez Álvaro development in the Arganzuela district, where construction began in December.

These are three housing developments comprising a total of 353 affordable homes. One of the developments, Culmia Orovilla, is located in the Usera district, specifically on Avenida de Orovilla, in the San Fermín neighborhood. It consists of 222 homes with one-, two-, and three-bedroom options, along with parking and storage units in the basement. The complex also features a swimming pool, a gym, a common room for residents’ use, and bicycle parking.

It is worth noting that the construction of Culmia Orovilla will utilize a comprehensive industrialization system that offers advantages in several aspects of the process: it will reduce delivery times by up to 30% and cut construction waste by 60%, thereby lowering CO2 emissions, while creating more energy-efficient homes and helping to prevent workplace accidents on construction sites.

Construction has also just begun on the Culmia Boetticher development, located in the Villaverde district. Specifically, it is in the Los Ángeles neighborhood, south of Madrid, very close to the Madrid City Council’s innovation center, “La Nave.” This development consists of 52 units with one-, two-, and three-bedroom options, each featuring a storage room and a parking space in the basement. The complex includes a gym, a common room, bicycle parking, and a swimming pool.

In addition, construction has begun on the Culmia Valvanera development in Carabanchel. It consists of 79 units located in the San Isidro neighborhood, in the southwest of Madrid, with one-, two-, and three-bedroom options, each featuring a storage room and a parking space in the basement. The development also features common areas, a gym, a community room, and bicycle parking.

All of them share the characteristics common to Culmia homes, as they simplify floor plans, seek to minimize the hierarchy of spaces, arrange all rooms along the facade, and allow for flexibility in use so they can adapt to different ways of living together and new uses for the home. Added to this are their modern finishes, which lend warmth to the homes while ensuring durability without compromising functionality.

In the words of Jaume Borràs, Culmia’s business director, “We are continuing to follow our roadmap and achieving milestones in the construction of the homes we will make available to the residents of Madrid. Five developments under the Madrid City Council’s affordable housing plan are already under construction, and the rest will begin construction shortly. This means that all of our affordable housing developments are at advanced stages, proceeding on schedule and in accordance with the planned timeline.”

These developments are part of Lots 1 and 5 of the affordable housing tender issued by the Madrid City Council, under which Culmia will develop projects in Valdebebas (Hortaleza), San Fermín (Usera), Atocha (Arganzuela), Peñagrande (Fuencarral–El Pardo), San Isidro (Carabanchel), Rejas (San Blas), and Los Ángeles (Villaverde). All of these projects are located in strategic areas within these neighborhoods on plots that are already ready for construction.

Currently, 761 housing units developed by Culmia under this plan are under construction. In total, Culmia will develop 871 affordable housing units for the Madrid City Council and will invest 130 million in this public-private partnership project.

The project is being spearheaded by the City Council through the Department of Urban Development. Its goal is to bring approximately 2,200 affordable rental housing units to the market on 25 plots located in 11 districts of the city of Madrid, through the transfer of land under a 45-year surface rights agreement.
