A few months ago, we announced that we had completed our first residential development in the Build-to-Rent (BTR) segment, the Vila Bonaplata Building. This first development is located in the Marina del Prat Vermell neighborhood of Barcelona and consists of a 9-story building with 68 units; it was recently awarded a “Very Good” rating under the BREEAM certification.
We have been able to achieve this because our development implements a system to monitor energy consumption, minimizes environmental impacts, and seeks to promote the health and well-being of residents, among other things. In short, we remain committed to creating environmentally friendly environments.
The “BREEAM Very Good” rating is a leading sustainable building certification awarded to development projects that promote more sustainable construction and have a beneficial impact in economic, environmental, and social terms.
As for our project, there are a number of key factors that were instrumental in obtaining the certificate, and these can be divided into three parts.
- Health:
- Home automation allows you to control everything that happens in your home through a smart home system that lets you monitor water and energy usage, check the temperature outside and inside the house, turn the lights on or off, and more.
- Conducting a thermal comfort study under current conditions and in scenarios involving factors such as climate change, which allows us to ensure our customers’ well-being without the need for additional climate control. This results in a 65% savings on heating and cooling compared to a standard building.
- Indoor Air Quality Study. Our homes provide 20% more ventilation than required by regulations.
- Implementation of sustainable alternatives to chlorine through saltwater electrolysis in swimming pools.
- Savings:
- Design of the building’s thermal envelope and use of a district heating and cooling system. This results in energy savings of 65%.
- Choosing energy-efficient elevators that save 50% on energy.
- Use of 100% LED lamps and lights.
- A building for which a life-cycle cost analysis was conducted, resulting in a 10% reduction in operating and maintenance costs.
- Ecology:
- Choosing water-efficient faucets that reduce water consumption by 65%.
- The initiative reduces CO2 emissions by 53%.
- Proximity to public transportation and essential services such as supermarkets and schools, which will reduce the need for private car travel. This means it is less than 1,000 meters from public transportation and less than 500 meters from essential services.
- Electric vehicle charging stations that help reduce the environmental impact.
