October 25, 2021.—Culmia has announced an investment of more than 200 million for the development of Lot 3 of the first phase of the Community of Madrid’s Plan Vive, for which it has been awarded the contract and which it is undertaking in collaboration with Avintia and Sogeviso. This project involves the development of a housing complex with more than 1,700 homes spread across 12 plots located in the municipalities of Sebastián de los Reyes, Tres Cantos, Alcorcón, Alcalá de Henares, and Getafe.

Grupo Avintia will be responsible for constructing the homes using ÁVIT-A, its comprehensive industrialized construction system, while Sogeviso will handle the subsequent management of the completed housing complex.

One of the project’s key features relates precisely to its implementation using the industrialized construction model developed by Avintia, which will reduce delivery times by up to 30%, meet financial commitments, and address sustainability from a broader perspective by reducing construction waste by 60%, lowering CO2 emissions, and delivering a final product that is more energy-efficient and designed to combat workplace accidents on construction sites.

The proposal is complemented by Sogeviso’s subsequent management of the housing units; Sogeviso is one of the leading servicers in the real estate sector, specializing in the socially responsible and economically sustainable management of real estate portfolios.

Culmia, which recently announced a new strategy centered on developing new projects focused on the “build-to-sell,” “build-to-rent,” and affordable housing segments, is thus making progress on one of its three growth pillars. The company plans to invest 450 million euros in land over the next four years with the goal of developing 7,200 new homes.

According to Francisco Pérez, CEO of Culmia, “This project is a real boost for our future plans and demonstrates that public-private partnerships are both necessary and possible. Affordable housing is one of the main drivers of the real estate market and a fantastic solution for improving access to housing in Spain.”

According to Antonio Martín Jiménez, president of Grupo Avintia: “Industrialized construction is the future toward which the sector is naturally evolving, and the awarding of these housing projects only serves to reinforce this idea. It represents a magnificent opportunity to create a solid, responsible, and leading industrial base, both within and beyond our borders, and we hope that this contract award under the VIVE Plan is just the beginning of the long journey that industrialized construction has ahead of it in Spain.”

The first phase of the Community of Madrid’s “Plan Vive” calls for the construction and subsequent development of more than 6,600 affordable rental housing units throughout the region. Overall, the project aims to create 25,000 new housing units in the Community of Madrid over the next eight years. With an investment of 700 million euros, the plan aims to facilitate access to housing for priority groups, such as young people under 35, those over 65, people with disabilities, and women who are victims of gender-based violence.
