- The project consists of a mixed-use development comprising a senior living facility, two commercial spaces, and two residential buildings that make up the Culmia Themis Riera development: a total of 85 2-, 3-, and 4-bedroom units, each with a terrace, a parking space, a storage unit, and access to a communal pool.
- The senior living facility, which spans 8,700 m² across 9 floors, will be marketed by the real estate consulting firm Cushman & Wakefield.

December 14, 2021— Culmia, one of Spain’s leading real estate developers, is launching a mixed-use development project in Barcelona called Themis Riera, consisting of a nursing home, two commercial spaces, and two residential buildings: Culmia Themis Riera.
The senior living facility covers 8,700 m² spread over 9 floors, plus parking, and occupies an entire city block, sharing space with the residential units and commercial spaces also developed by the developer. For this project, Culmia has entrusted the search for a tenant to Cushman & Wakefield’s residential and alternative properties team.
For its part, the Culmia Themis Riera development consists of two residential buildings housing a total of 85 units, 30 of which are VPC (Subsidized Housing), with 1, 2, 3, and 4 bedrooms, plus a terrace, parking space, storage room, community pool, sun deck, and landscaped common areas.
The homes have been designed and built using techniques intended to prevent the loss of heat and/or cool air depending on the season. In addition, materials and techniques that reduce dependence on energy consumption were used in their construction. As a result, Culmia Themis Riera has a B energy rating.
As for the commercial spaces—one measuring 3,534 m² and the other 2,400 m²—they are located in the basement and share a common entrance from the ground floor of the residential building, which is equipped with escalators.
Following this launch—the first for a Culmia senior living community—the developer now has 13 developments in Barcelona and 81 in Catalonia.
According to Josep María Cases, Regional Director for Catalonia, “this major mixed-use project, which spans an entire city block and combines residential units, commercial spaces, and our first senior living facility, is a major milestone for the company. Culmia not only offers quality housing tailored to the needs of its clients but also provides attractive spaces for local businesses; furthermore, it has successfully designed and built a retirement home for our seniors, based on the standards of quality, comfort, design, and sustainability that define us.”
One of the project’s standout features is its location, as it is situated between Riera Blanca Street, Quetzal Street, and Avenida del Carrilet in the Sants-Montjuïc district, which means it is 15 minutes from downtown and 20 minutes from the beach. It also has excellent public transportation connections to Sants Station, the city’s airport, and the C31, B32, A2, and Ronda Litoral highways. In addition, the area offers all the necessary amenities.
Since 2013, Culmia has delivered more than 5,000 homes throughout Spain and has a sales portfolio of 80 developments and 4,000 homes, as well as land to develop 15,000 more homes.
