February 12, 2026 — Culmia, the real estate platform that brings together all the housing solutions on the market, has begun construction on its new development of 91 affordable rental units in the city of Valencia.
The project is being carried out as part of the housing program promoted by the Valencian Regional Government, through the Entitat Valenciana d’Habitatge i Sòl (EVHA), and is located on Vicente Miguel Carceller Street, across from Malilla Park, in an established urban area undergoing rapid transformation, with good transportation links, access to services, and green spaces.
The developer took the opportunity to organize an official launch event attended by María José Catalá, mayor of the City of Valencia, and Susana Camarero, vice president of the Valencian Regional Government, as well as representatives from Culmia’s executive team, including Jaume Borràs, director of Business, and Angel Doral, the company’s director of Build to Rent (BTR).
The project involves the construction of 91 one- to three-bedroom homes, as well as parking spaces, storage units, and commercial spaces. The projected investment for this development amounts to approximately 12.8 million euros. The homes will have the highest energy efficiency rating (A) and BREEAM certification, in line with Culmia’s commitment to sustainability, energy efficiency, and the quality of residential spaces.
This residential initiative also stands out for offering housing at prices significantly lower than those on the open market in its segment and in the area, starting at €517 per month for a one-bedroom apartment with a storage unit, which reinforces its status as affordable rental housing and its contribution to improving access to housing in the city. In addition, the housing options will include different types and combinations of units, along with a parking space and/or storage unit.
Construction began on January 29, 2026. The application and award process is scheduled to begin in the first half of 2028, in accordance with the criteria established in the EVHA’s request for proposals.
In the words of Ángel Doral, director of BTR projects at Culmia: “The start of construction on these 91 homes reinforces Culmia’s commitment to developing affordable rental housing in the Valencian Community, where, from the very beginning, we have focused on high-quality, sustainable projects resulting from public-private partnerships.”
The project is part of the Valencian Regional Government’s Affordable Rental Housing Plan, which aims to expand the stock of public housing and facilitate access to housing through public-private partnerships. The units will be offered at rents below those of the open market, in accordance with the parameters established by the regional government. The developer was also awarded the surface rights to another lot in Benidorm. In total, Culmia will invest 25.8 million euros in the development of 208 affordable rental units on public land in the Valencian Community.
Since 2013, Culmia has delivered more than 8,000 homes in over 126 developments, of which nearly 1,800 are affordable housing projects carried out through public-private partnerships.
