Culmia had the honor of participating in the 5th Real Estate Conference organized by elEconomista, a leading industry event that has established itself as a key forum for reflecting on the present and future of the real estate development business in our country. The conference brought together prominent business and institutional leaders from the real estate sector to analyze the main structural challenges and the new dynamics that are transforming residential development.
Francisco Pérez Medina, CEO of Culmia, participated in the roundtable discussion titled “The Future of the Real Estate Development Business in Spain: New Structures and Investors, ” sharing his perspective alongside Jorge Pérez de Leza Eguiguren, CEO of Metrovacesa; Borja García-Egotxeaga, CEO of NEINOR HOMES; and Juan Antonio Gómez-Pintado Rodríguez de Segovia, president of VÍA ÁGORA. The session was moderated by Alba Brualla, real estate sector director at elEconomista.
During the roundtable discussion, participants delved deeply into the major challenges facing the real estate development model in Spain, as well as the opportunities presented by a decisive transformation of the sector. Among the most relevant topics discussed at the roundtable were:
-
The transformation of the development model, which involves incorporating processes of industrialization, digitization, and technological innovation, with the goal of improving efficiency, reducing turnaround times, and offering solutions better tailored to citizens’ actual needs. A focus on the end customer—rather than just the product—is emerging as a key pillar for remaining competitive.
-
The impact of institutional capital, with a particular focus on how the entry of new financial players is influencing the sector’s strategies. The discussion centered on the changes in financing structures and public-private partnership models needed to address growing and diverse demand.
-
Land management is one of the main bottlenecks hindering the development of new housing. The speakers agreed on the urgent need for a clear, flexible Land Law adapted to the current times, one that would help boost the housing supply and reduce the delays that currently hinder access to housing.
-
Sustainability and the integration of ESG criteria, which are positioned as cross-cutting elements in the sector’s future strategy. In addition to innovative construction methodologies, the importance of measuring the social and environmental impact of development projects was emphasized—not only from a regulatory perspective but also as a commitment to future generations.
These types of events are essential for sharing experiences, perspectives, and best practices, as well as for fostering constructive dialogue among the various stakeholders who are part of the real estate ecosystem.
At Culmia, we reaffirm our commitment to a more efficient, inclusive, and sustainable residential development model that is up to the social, economic, and environmental challenges of our time. We are committed to innovation, collaboration, and active listening as fundamental tools for building a more resilient sector that is better able to respond to society’s demands.
We would like to thank elEconomista for organizing this event and all the speakers for their valuable contributions. We continue to move forward with the conviction that the future of housing in Spain depends on a joint, responsible, and ambitious transformation.
