April 21, 2026 – Culmia, the real estate platform that brings together all housing solutions on the market, is launching its first 10 developments—including single-family and multi-family homes—in the Retamar area, which will transform residential urban development in the southwest of the Community of Madrid.
This development has generated significant interest since its earliest stages, with a database that already includes more than 16,000 potential buyers—a reflection of the appeal of this new location and the existing market demand for quality housing in well-connected, expanding areas.
Single-family housing developments offer 3- and 4-bedroom homes with private yards and parking spaces, while multi-family housing developments feature units ranging from 1 to 4 bedrooms.
Overall, the projects include various common areas that vary depending on each development, such as swimming pools, a gym, a social club, and landscaped areas, creating a residential concept tailored to new lifestyles.
Various leading architectural firms are involved in the development of these projects, including Arocas, Cano y Escario, and Aparicio y Tash, which are responsible for designing the different developments that make up the area, bringing a diverse vision tailored to each residential typology.
Vive Retamar: A New Residential Concept in Madrid
Retamar has established itself as one of the leading urban developments in southwest Madrid, with an area of more than 100 hectares zoned for residential use.
Under the “Vive Retamar” concept, the development is committed to an urban model that combines housing, green spaces, and sustainable mobility, along with contemporary architecture designed to improve residents’ quality of life.
In the words of Andrés Rituerto, Culmia’s Regional Director for Central, Northern, and Southern Spain, “These developments reaffirm our active role in the sector, driving forward several residential projects that help establish Retamar as a new hub of development in southwest Madrid. Furthermore, they address one of the main challenges of today’s market: facilitating access to housing through a supply that aligns with demand and is geared toward offering quality residential solutions in well-connected, growing areas.”
This new development also combines more than 30 hectares of green spaces and sustainable transportation options, with 7 km of planned bike lanes and 1.8 hectares of areas designated for pedestrian paths.
In terms of location, the developments are less than a 20-minute drive from Madrid. They also offer direct access to the M-50 and connect to Madrid’s major highways, such as the A-5 and the M-40, making it easy to travel throughout the metropolitan area. The area also offers a wide range of public transportation options, with nearby commuter rail stations—such as Alcorcón Central and Las Retamas—and various intercity bus lines that provide good connections to Madrid and the surrounding areas.
Retamar also stands out for its proximity to major shopping centers such as X-Madrid and Parque Oeste, as well as business, sports, and leisure areas, which gives residents easy access to a wide range of services and activities.
In line with its commitment to the customer experience, Culmia offers buyers a range of digital solutions and services that support the entire purchasing and post-sale process. Notable among these are Zenova, which simplifies utility management; Culmia Academy, which offers educational content to guide customers in their decision-making; and CulmiaHome, which allows residents to manage building services and enhances the digitalization of the residential experience. In addition, the developments feature heart-safe spaces, reinforcing the company’s commitment to residents’ well-being and safety.
In addition, the developments incorporate advanced energy efficiency and sustainability criteria, with Culmia’s own certifications—such as JADE and CUARZO—which focus on sustainability and health in the home.
Since 2013, Culmia has delivered more than 10,500 homes in 149 developments.
