March 15, 2024. Culmia, Spain’s leading residential real estate project management platform, is delivering its first 140 multifamily homes under the VIVE Plan of the Community of Madrid in Alcorcón. The company has two affordable rental developments in the town, which are part of Lot 3 of Plan VIVE I and comprise a total of 274 homes.

Once all families have moved into this first development, and in accordance with the planned schedule, Culmia expects to deliver the second development—which includes 134 additional homes—by mid-April.

Jorge Rodrigo, Regional Minister of Housing, Transportation, and Infrastructure for the Community of Madrid, presided over the ceremony to hand over these first affordable rental homes under the VIVE Plan. The event was attended by, among others, José María García Gómez, Deputy Regional Minister of Housing, Transportation, and Infrastructure, and María José Piccio-Marchetti, Director General of Housing and Rehabilitation. Also present were Francisco Pérez, CEO of Culmia; Jaume Borràs, Business Director at Culmia; and Andrés Rituerto, Project Manager at the company.

Both developments feature 1- to 3-bedroom units, comprising 30 one-bedroom apartments, 192 two-bedroom apartments, and 52 three-bedroom units, all with terraces. They also include parking spaces, storage units, communal swimming pools and gyms, locker rooms, a fully equipped multi-sport court, an access control booth with concierge service, a coworking space, and green areas and children’s play areas. Four percent of the units in these developments are adapted for people with limited mobility.

The homes have received a BREEAM Excellent sustainability prequalification, which certifies that the developments meet the highest sustainability standards and promote rational and efficient energy use.

The apartment is delivered unfurnished, although it does include modular cabinets. The kitchen is equipped with wall cabinets, a stainless steel oven, an induction cooktop, and a decorative range hood, also made of stainless steel. The bathrooms are equipped with shower pans. The home is heated and cooled using an air-source heat pump system, and the temperature is controlled via a thermostat.

In the words of Jaume Borràs, Culmia’s business director, said, “We are very pleased to hand over these first homes under the CAM’s Plan VIVE to the families and to have completed the journey we embarked on with this project months ago. For us, this also means having followed the roadmap we set for ourselves at the time, and it allows us to build on our work to continue moving forward on this path. During this time, we have seen the interest that the VIVE Plan has generated, which makes us even prouder to have been able to provide a real solution to the problem of access to housing.”

Both developments are located in Alcorcón’s Ensanche Sur, a well-established area that offers all kinds of services. In addition, residents can enjoy nearby green spaces, such as the Pinar de Santo Domingo and Darwin Park.

The VIVE Plan is a project launched by the Community of Madrid under an administrative concession model that provides for the construction of affordable rental housing. Culmia has been awarded Lot 3 of its first phase and the single lot of the second phase. Lot 3 consists of 12 plots and 1,763 housing units and includes land in San Sebastián de los Reyes, Tres Cantos, Alcorcón, Alcalá de Henares, and Getafe. The Plan VIVE II consists of 1,137 housing units located on five plots in the municipalities of Boadilla del Monte, Pinto, and Colmenar Viejo.

These homes, designed by the architectural firm Cano y Escario, were built by Avintia and are managed by Sogeviso.
