- The developer has just completed the first phase of the project and expects to finish the second phase by the end of the third quarter of this year.
- The project, located in La Marina del Prat Vermell (Barcelona), stands out for its wide variety of common areas—such as the gym, the pool, and the home office—and for its commitment to energy efficiency. As a result, it has been awarded a BREEAM rating of “Very Good,” making it the first residential building in Spain to achieve this rating following the certification body’s update of its requirements.

March 15, 2022 – Culmia, one of Spain’s leading real estate developers, is delivering its first residential development in the “build-to-rent” segment. This is the first phase of the development located in the Marina del Prat Vermell neighborhood, a bustling area in the Catalan capital, which includes a 9-story building comprising 68 units, along with nearly 5,000 m² of retail space, parking spots, and storage units.
The development, marketed under the name Vila Bonaplata, offers a variety of home types ranging from 2 to 4 bedrooms, with floor areas between 80 m² and 159 m². All homes come with parking spaces, spacious terraces, and the option of a storage unit.
The residential complex is designed to allow residents to spend time together in the common areas, as it offers a wide variety of amenities. Families can enjoy the pool, the landscaped outdoor area, the gym, and coworking spaces such as the meeting room, the Ágora Room, and the spacious lobby.
The development was built with meticulous attention to detail, using high-quality materials and adhering to high energy-efficiency standards, which significantly reduces energy costs. Solar panels have been installed to provide self-generated electricity for common areas, and the homes are heated and cooled through a connection to the district heating network. The development features an energy consumption monitoring system, top-efficiency appliances, and electric vehicle chargers. As a result, it has been awarded a BREEAM “Very Good” rating and is the first residential building in Spain to achieve this rating following the certification body’s update of its requirements.
According to Jaume Borràs, Business Director at Culmia, “We are proud to deliver our first ‘build-to-rent’ residential project. This development has it all: high-quality, efficient, and sustainable homes that offer a wide variety of shared spaces where residents can unwind and take care of themselves without leaving home. It’s the perfect place to live in Barcelona.”
Since 2013, Culmia has delivered more than 5,000 homes throughout Spain and has a sales portfolio of 80 developments and 4,000 homes, as well as land to develop an additional 15,000 homes.
