July 14, 2026—Culmia, the real estate platform that brings together all the housing solutions on the market, has begun handing over the first homes at Culmia Arbeyal III Gijón, the third phase of its residential development located in the Santa Olaya neighborhood, just a few meters from Arbeyal Beach and the city’s boardwalk.
With this delivery, Culmia continues to make progress in consolidating one of its most significant residential projects in Gijón. The company had previously completed the delivery of Culmia Arbeyal I and Culmia Arbeyal II, comprising a total of 103 homes, and is now strengthening its presence in this area with the delivery of the complex’s third phase.
Phase IV of Culmia Arbeyal is currently under construction and comprises 63 homes, continuing the residential complex that Culmia began six years ago in the Santa Olaya neighborhood. In total, the project comprises 225 homes, reinforcing the company’s commitment to this area of Gijón, located next to the boardwalk and within the El Arbeyal PERI zone.
Culmia Arbeyal III Gijón consists of 59 one- to three-bedroom homes, each with a parking space and a storage room, and has been designed to offer functional, bright homes tailored to residents’ current needs. The homes stand out for their spacious terraces, their well-thought-out layouts, and their orientation toward a privileged setting, close to the sea and public green spaces.
One of the key features that sets this development apart is its common areas, designed to foster community, leisure, and the well-being of residents. The residential complex features spaces such as a playground, a Social Club, a bicycle storage area, and a heart-healthy space, reinforcing a residential concept that combines comfort, safety, and quality of life.
Andrés Rituerto, Culmia’s Regional Director for the Central, Northern, and Southern Regions, notes that “Culmia Arbeyal III Gijón combines some of the most highly valued features in today’s residential market: a seaside location, homes with terraces and views, common areas, and energy efficiency. The positive reception the project is receiving confirms the appeal of this development and reinforces our commitment to Gijón and to a well-established area with great potential.”
The architectural firm Álvarez y Valle, responsible for designing the various developments that make up Culmia Arbeyal, and Copcisa, the construction company, have participated in the project’s development. The design has been adapted to the complex’s various residential types, featuring homes with exterior views, layouts designed to maximize space, natural light, and comfort, and a contemporary architectural style integrated into a highly desirable residential setting.
The development was designed with a focus on construction quality, energy efficiency, and residential comfort. The buildings incorporate features such as exterior thermal insulation systems, PVC exterior window frames, low-emissivity double-pane windows, thermal and acoustic insulation, and mechanical ventilation, all designed to improve the homes’ energy performance and indoor comfort. In addition, they feature high-efficiency systems such as a centralized geothermal system for domestic hot water and heating, radiant floor heating, LED lighting in common areas with motion sensors, and pre-installation for electric vehicle charging in garages, in accordance with regulations.
In addition, the project will have an A energy rating and will be evaluated under Culmia’s JADE and CUARZO certification programs, which are designed, respectively, to measure sustainability criteria and aspects related to health and well-being in the home, such as indoor air quality, acoustic comfort, natural lighting, and the selection of materials.
Since 2013, Culmia has delivered more than 10,500 homes in over 149 developments.
