July 16, 2024. Culmia, Spain’s leading residential real estate project management platform, is delivering 209 multifamily homes in Tres Cantos as part of the Community of Madrid’s Plan VIVE. The development includes 45 one-bedroom units, 140 two-bedroom units, and 24 units with three or more bedrooms. In addition, nine units have been adapted to be accessible. The development also includes 260 parking spaces and 209 storage units.
The ceremony to hand over these affordable homes to families in Tres Cantos was presided over by Isabel Díaz Ayuso, President of the Community of Madrid, and was attended by Jorge Rodríguez, Regional Minister of Housing, Transportation, and Infrastructure; José María García, Deputy Minister of Housing, Transportation, and Infrastructure; María José Piccio-Marchetti, Director General of Housing and Rehabilitation; and Jesús Moreno, Mayor of Tres Cantos. Also in attendance were Francisco Pérez, CEO of Culmia; Jaume Borràs, Business Director at Culmia; and Andrés Rituerto, Director of Development for Culmia’s Plan Vive program.
The Plan VIVE development built by Culmia in Tres Cantos consists of 209 units spread across four buildings, all of which feature terraces. This residential complex features landscaped areas, a community pool, a children’s play area, two multi-sport courts, a multipurpose court, a gym, a coworking space, and a concierge service available every day of the year.
In addition, the homes have received a BREEAM sustainability rating of “Excellent” at the design stage, which certifies that the developments meet the highest sustainability standards and promote rational and efficient energy consumption.
The units are delivered unfurnished, although they do include modular closets. The kitchen is equipped with wall cabinets, a stainless-steel oven, an induction cooktop, and a decorative range hood, also made of stainless steel. The bathrooms are equipped with shower pans. In addition, the home is heated and cooled using an air-source heat pump, and the temperature is controlled via a thermostat.
These homes, designed by the architectural firm Arocas & Gonzalez Arquitectos, were built by Avintia and are managed by Sogeviso.
In the words of Jaume Borràs, Culmia’s business director, “We are pleased to hand over the second homes under the CAM’s Plan VIVE to families, thus completing the journey we began with this project months ago. For us, this means we have fulfilled our plan and consolidated our efforts to move forward, offering an effective and tangible solution to the challenge of housing affordability. During this time, we have seen the great interest generated by the VIVE Plan and have witnessed firsthand the country’s need for affordable housing, which is why every project involving this type of housing is a major achievement.”
This development is located on Calle Letonia, in the Nuevo Tres Cantos neighborhood, an area that offers all the necessary services for its residents. In addition, the area has a wide range of educational options, including daycare centers, elementary schools, and high schools. Near the development are green spaces such as Parque Norte and Paraninfo.
The area is very well connected to other municipalities. The Tres Cantos commuter train station is very close by, and city bus lines 4 and 5 stop right at the entrance to the residential complex. It also offers easy access by road via the M-607, which connects to the M-40.
Once all families have moved into this development, and in accordance with the planned schedule, Culmia expects to begin handing over the next Plan VIVE developments in Getafe starting in September.
The VIVE Plan is a project launched by the Community of Madrid under an administrative concession model that provides for the construction of affordable rental housing. Culmia has been awarded Lot 3 of its first phase and the single lot of the second phase. Lot 3 consists of 12 plots and 1,763 housing units and includes land in San Sebastián de los Reyes, Tres Cantos, Alcorcón, Alcalá de Henares, and Getafe. The Plan VIVE II consists of 1,137 housing units located on five plots in the municipalities of Boadilla del Monte, Pinto, and Colmenar Viejo.
