Barcelona, May 11, 2026-Culmia, the real estate platform that brings together all housing solutions on the market, has closed the sale of the last two floors of its EDIFICI 6Ó Marina Building office tower, located in La Marina del Prat Vermell (Barcelona), thereby completing the sale of the entire property.
The deal, finalized with the company MIMIDU SL, brings the total value of the transaction to 17 million euros and marks a new milestone in the neighborhood’s consolidation process, reflecting its growing ability to attract investment and business activity.
Located on Passeig de la Zona Franca, the EDIFICI 6Ó Marina Building—with more than 5,400 m² spread across the ground floor and eight stories—already houses companies from various sectors, ranging from technology to healthcare and logistics. The building’s gradual occupancy reflects the dynamism that La Marina del Prat Vermell is gaining as a new hub of economic activity within the city.
The transaction comes at a pivotal moment for La Marina del Prat Vermell, one of Barcelona’s most significant urban development projects, and reinforces Culmia’s role as one of the key players in its transformation and consolidation.
The Marina del Prat Vermell: From Industrial Area to New Urban Hub
This development is part of a large-scale urban transformation. The Marina del Prat Vermell is evolving from a historic industrial area into a modern, sustainable, and fully integrated neighborhood, with the capacity to accommodate around 12,000 homes and nearly 28,000 residents, in addition to creating thousands of jobs. Its strategic location, close to the Fira de Barcelona, the port, and the airport, reinforces its position as one of the city’s main hubs of urban development.
As part of this process, Culmia has implemented a comprehensive strategy in line with its real estate platform model, participating in various types of development projects that help shape the neighborhood. The company, a pioneer in the transformation of the first sector of La Marina del Prat Vermell, has promoted a model that combines commercial and residential activities.
In Sector 10, it has developed 635 units, including residential units, commercial spaces, and offices: 210 private-market housing units designated for Build to Rent (BTR), 265 affordable housing units, and 143 market-oriented Build to Sell (BTS) housing units, which are currently in the final stages of construction. This mix reflects an urban development approach that promotes a balanced and sustainable environment.
Culmia’s project in La Marina del Prat Vermell thus reflects its ability to integrate different types of developments and meet both residential demand and economic activity. The gradual implementation of these uses, along with the arrival of new residents and businesses, is accelerating the neighborhood’s consolidation as a diverse urban space with a promising future.
