Culmia, Spain’s leading residential real estate project management platform, is beginning to market 300 homes under the Community of Madrid’s Plan VIVE in Alcalá de Henares.

The homes, spread across two developments and located in the Espartales Norte neighborhood of Alcalá de Henares, are part of Lot 3 of the Community of Madrid’s Plan VIVE I. The residential complex includes 69 one-bedroom apartments, 195 two-bedroom apartments, and 36 three-bedroom homes, with options for 1 or 2 bathrooms. Four percent of the homes in these developments are adapted for people with limited mobility.

All units come with a terrace, parking spaces, and a storage room. Each development will have its own concierge service, a swimming pool with a sun deck, a garden with a children’s play area, a gym, and a coworking space.

In addition, these homes have received a BREEAM Excellent sustainability prequalification. This certification attests that the developments meet the highest sustainability standards and promote rational and efficient energy consumption.

Although the formal registration process for those interested in the housing units will not open until December 11 via the website convivemadridalquila.com, project officials have already received nearly 500 applications for these first units.

Housing will be allocated strictly in chronological order of registration, provided that all eligibility requirements are met. Potential recipients must be of legal age, hold Spanish citizenship or be legally residing in the country, and meet the income limits established for each type of housing. The amount that the household will allocate to paying the total annual rent must not exceed 35% of its annual net income, be registered as residents and/or have their place of work in the municipality where they are applying, with a minimum of three years’ tenure, and must use the housing as their primary residence, provided they do not own any other housing within the country.

The Espartales Norte neighborhood in Alcalá de Henares is an area that offers all the amenities needed to meet its residents’ needs, such as supermarkets, the Alcalá Atenea Shopping Center, and a sports complex, and is also located near the Príncipe de Asturias University Hospital. It has good road access via the A-2 and the Cercanías commuter rail service, and city bus lines stop just 50 meters from the development. The neighborhood is well connected to the various faculties of the University of Alcalá de Henares and to the rest of the municipality.

According to the planned schedule, the first allocation of housing units under the VIVE I Plan in Alcalá de Henares will take place on March 12, 2024, and the first tenants are expected to move in during the summer of 2024. In addition, the next developments to go on the market will be those located in Getafe.

The VIVE Plan is a project launched by the Community of Madrid under an administrative concession model that provides for the construction of affordable rental housing. Culmia has been awarded Lot 3 of its first phase and the single lot of the second phase. Lot 3 consists of 12 plots and 1,763 housing units and includes land in San Sebastián de los Reyes, Tres Cantos, Alcorcón, Alcalá de Henares, and Getafe. The Plan VIVE II consists of 1,137 housing units located on five plots in the municipalities of Boadilla del Monte, Pinto, and Colmenar Viejo.
