April 30, 2024 — Culmia, the real estate platform that brings together all the housing solutions on the market, has begun construction on a new development in the province of Barcelona: Culmia Nou Llevant Viladecans.

This development, located in a gated community with a pool, green spaces, and a sun deck, features 24 units ranging from 77 m² to 106 m², with two- and three-bedroom options. In addition, all units include a terrace, a storage room, and a garage in the basement.

Culmia Nou Llevant Viladecans pays close attention to detail, offering an optimal floor plan that makes the most of Viladecans’ daylight hours, complemented by a careful selection of materials that lend the home a warm, inviting feel.

The development has a B Energy Rating, which allows for savings in both energy and costs—for example, the equivalent of the CO2 absorbed by 22 trees per year, an energy savings of 15,323 kWh per year, and a financial savings of 1,242 per year. Furthermore, during its design and construction, appropriate techniques were used to reduce heat loss in winter and heat gain in summer. The developers opted for materials and techniques that reduce dependence on energy consumption. Furthermore, all materials and finishes have been carefully selected to provide a sustainable and energy-efficient home in the long term.

In addition, Culmia Nou Llevant Viladecans has been awarded Culmia’s two proprietary sustainability and health certifications for housing: Jade and Cuarzo. This is because, throughout the development of the project, numerous criteria were taken into account to minimize environmental impacts and promote the health and well-being of residents.

An independent external consultant assigns the rating during the Design Phase and confirms it upon completion of the project during the Final Phase, thereby ensuring the impartiality and rigor of the certification process.

With regard to sustainability, the Jade label has an “Essential” rating, which means that the development features solutions designed to protect the environment and living beings, measures aimed at reducing water consumption and using water efficiently, buildings with lower energy consumption that utilize renewable energy, and a commitment to recycling and giving materials a second life.

In terms of health, it has earned the “Essential” rating from the Cuarzo Seal, as it includes measures related to the creation of common areas that foster social interaction in a green and healthy environment, construction solutions designed to provide maximum comfort and indoor well-being, a selection of materials and conditions that ensure good ventilation and guarantee high-quality indoor air, active and passive strategies that promote a comfortable indoor temperature and humidity, minimization of noise pollution, and the promotion of optimal natural and artificial lighting.

The development is located in the new Llevant neighborhood of Viladecans, Barcelona. It is surrounded by green spaces and a wide range of amenities and services, such as recreational gardens, an outdoor pool, high schools, elementary schools, museums, libraries, and more. It is also well connected by both public transportation—thanks to the Renfe station serving the R2 and R2 Sur lines, located 2 km away—and private transportation, thanks to direct access to the C–32 and C–245 highways.
