October 26, 2022 — Culmia, one of Spain’s leading real estate developers, has been recognized at the 2022 APCE Catalunya Awards, in the “Innovation and Technology” category, for its proposal to apply the Last Planner System methodology throughout the development of its “La Marina Illa C” project in Barcelona.
This “build-to-rent” development, comprising 344 housing units plus parking spaces and commercial spaces, is located in Block C of Sector 10 of the Marina del Prat Vermell in Barcelona’s Zona Franca. The area is characterized by a large number of housing units of various types, including both subsidized and private housing.
The building has also been designed with a focus on the industrialization of construction elements and sustainability through its Breeam certification, in addition to including the specific features and amenities typical of this type of project. All this implies a special focus on the most innovative facilities and construction systems.
Given the particularities of the project, with the intervention of different areas of the company, as well as the different external agents, and having as an objective the optimization of the planning in the complete development of the promotion, aligning interests, Culmia has opted for the application of the Last Planner System methodology.
This work procedure began prior to the drafting of the basic project, with training sessions on Lean Construction for the entire participating team, emphasizing the importance of collaborative work, the elimination of waste, the delivery of value to the client and progress towards excellence. In addition to these sessions, weekly meetings were held to follow up on each team and project phase.
The Last Planner System methodology has helped foster integration among team members—both internal and external— by leveraging its collaborative nature and fostering an understanding of dependencies among team members. It has also made it possible to identify and eliminate waste and constraints, and to improve risk management and control over project variability.
In the words of Juan Manuel Borrás, Director of Operations at Culmia, “We are very proud to receive an award from APCE Catalunya that recognizes our work in the area of innovation. At Culmia, we have been committed to the Lean Construction management philosophy for many years, as we are advocates of process optimization and continuous improvement. ‘La Marina Illa C’ is a pilot project that should allow us to draw conclusions and learn lessons by the end of the entire process, with the goal of implementing the Last Planner System methodology in the comprehensive management of our future real estate developments.”
The 2022 APCE Catalunya Awards ceremony was held at the CosmoCaixa Science Museum in Barcelona. Marta Parrilla, Head of Planning and Process Quality, and Juan Manuel Borrás were the ones who accepted the award on behalf of Culmia.
