LOM
Major Works License is a construction permit that must be requested from the local administration in order to carry out certain types of works that are usually of great magnitude, technical complexity and important economic amount and, therefore, require adherence to both safety standards and current legislation.
LPS
Last Planner System. Methodology for the planning of works or processes that helps to manage the collaboration of all the agents involved (external and internal). Such planning will cover from the beginning of the design to the delivery of the building. This type of collaborative planning, based on commitment and people, is increasingly being introduced in the construction sector as one of the levers for managing deadlines and costs.
Leed
Leadership in Energy and Sustainable Design is an international certification and recognition system that certifies that the building or project being referred to is built to efficiency standards and meets sustainability requirements.
Building Management Law
Also known by its acronym LOE, it is the building legislation in force in Spain since 1999. It was created to define the basic building requirements that were later developed by the Technical Building Code. It determines its scope of application and the competences and obligations of building agents.
Horizontal Property Law
LPH is in charge of regulating all the aspects related to the communities of owners. It corresponds to Law 49/1960, of July 21, 1960, although over the years there have been several modifications. It is a law that establishes the rights and obligations of the owners in a community of neighbors in relation to the common aspects of the same.
Building book
Book containing the characteristics of the building so that its owners have sufficient information and can perform proper maintenance.
Building permit or planning permission
Permit required, usually by the local administration, for the realization of any type of construction.
First Occupancy License
Document issued by the administration, in this case the city council, once it has been verified that the construction or dwelling has been executed according to the project and conditions under which the license was granted. This document certifies that the works and activities are finished and suitable based on the urban, environmental and safety conditions.
Commercial Premises
Space for economic activities, located on the first floor or accessible areas of buildings.
Segregation license
Administrative permit to divide a farm into several independent plots.
Activity license
Authorization to carry out an economic activity on real estate.
Buildable limit
Legal boundary up to where you can build on a plot of land according to urban planning regulations.
