October 26, 2022 – Culmia, one of Spain’s leading real estate developers, has been recognized at the APCE Catalunya 2022 Awards, in the “Innovation and Technology” category, for its proposed application of the Last Planner System methodology throughout the development of its ‘La Marina Illa C’ development in Barcelona.
This build to rent development, with 344 homes plus parking and commercial premises, is located in Block C of Sector 10 of the Marina del Prat Vermell in the Zona Franca of Barcelona. An area characterized by the large volume of housing of different types: subsidized and free.
The building has also been designed with a focus on the industrialization of construction elements and sustainability through its Breeam certification, in addition to including the specific features and amenities typical of this type of project. All this implies a special focus on the most innovative facilities and construction systems.
Given the particularities of the project, with the intervention of different areas of the company, as well as the different external agents, and having as an objective the optimization of the planning in the complete development of the promotion, aligning interests, Culmia has opted for the application of the Last Planner System methodology.
This work procedure began prior to the drafting of the basic project, with training sessions on Lean Construction for the entire participating team, emphasizing the importance of collaborative work, the elimination of waste, the delivery of value to the client and progress towards excellence. In addition to these sessions, weekly meetings were held to follow up on each team and project phase.
The Last Planner System methodology has helped the integration of team members, external and internal, based on their collaborative nature and understanding of the dependencies of other members. It has also allowed the identification and elimination of waste and constraints and the improvement of risk management and control of project variability.
