Legalization

  • It is the Certificate of End of Work. It is the document that certifies that the works for which the building permit was requested and obtained have been completed and that they are in accordance with the corresponding project. It must be signed by the facultative direction of the work and requires of the corresponding collegiate visas for its validity.

  • It is the Act of Completion of Work. It is a notarial document by virtue of which the Promoter accredits and completes the execution and correct completion of the work and the fulfillment of the requirements that the Law establishes for the building. Among other documentation, it will include the CFO and the License of First Occupancy or Responsible Declaration and certificate of occupancy, if applicable. The AFO is subject to registration in the Property Registry, so that the new building will be registered therein and that it is finished.

  • This is the First Occupancy License. This is the document requested by the Developer and issued by the City Councils, which certifies that the construction has been executed according to the project and conditions under which the Building Permit was granted, which implies that the development has been completed and legalized. In some City Councils, for certain works, the first occupancy license is no longer issued, having been replaced by the presentation of a responsible declaration by the promoter and subsequently the Administration can inspect to verify it.

  • It is the title that constitutes the horizontal division regime, by virtue of which a complete building is divided into the different dwellings, premises, parking spaces and storage rooms independently. The deed describes all the units (dwellings, premises, parking spaces and storage rooms) resulting from the horizontal division, as well as the participation quota in common elements corresponding to each unit, which determines the proportion in which each dwelling or premises will contribute to the support of the common expenses of the community of owners of the building. The deed of incorporation of the horizontal division may include the bylaws and operating rules governing the community of owners.

  • In the energy performance certificate the energy characteristics and the energy efficiency rating of a building are included in the energy performance certificate. The certificate is drafted and prepared by a competent technician that includes information on the energy characteristics of a property. This document rates the property with a letter, ranging from A to G, with the letter A being the highest rating and G the lowest. The certificate is mandatory, with some exceptions, for the owner of any individual part of a building: homes, offices or premises that are the target of a sale or rental transaction.
