A new development, from start to completion, requires between 18 and 24 months, depending on the project. To this must be added the time required for licenses, supplies and other administrative tasks, which can take approximately another 4 months.
The first step to take into account is to know the maximum budget we have for the purchase of the house. In addition, we will need approximately 20% of savings on the total price of the house plus annexes and 100% of the VAT of the operation. On the other hand, we will have to know the degree of indebtedness to which we can face and, once we have these data, we will be able to begin the effective search of the house.
It is advisable to have 20% of the total value of the property plus the VAT of the operation. The financing is normally 80%, 20% is the total amount that you must have available until the keys are handed over. Bear in mind that in many cases you will be able to make the payments in a period of up to 24 months if we are in a pre-commercialization phase.
