The usable area is the space that you can actually use in a house or premises, such as bedrooms, living room, kitchen and bathrooms, excluding structural elements such as walls or columns.
The built-up area includes all of its perimeter walls. That is to say, everything that remains within the outline of a dwelling.
The common floor area is the largest, since it is the sum of the living area and a proportional part of the shared areas of the building (stairways, corridors, elevators, etc.).
It is important to understand these differences when analyzing a property, as each influences the value and functionality of the space.
