Culmia hands over the first affordable rental homes of the VIVE Plan to families in Alcorcón

 - This first development, part of Lot 3 of the Madrid Regional Government's VIVE I Plan, has 140 one to three-bedroom homes with parking spaces, storage rooms, swimming pool, communal gym, changing rooms, equipped multi-sports court, access control booth with porter service, co-working room, green areas and children's leisure areas.

  • Jorge Rodrigo, regional Minister for Housing, Transport and Infrastructures of the Madrid Regional Government, presided over the event, which was attended, among others, by José María García Gómez, Deputy Minister of Housing, Transport and Infrastructures, and María José Piccio-Marchetti, Director-General of Housing and Rehabilitation. Also participating were: Francisco Pérez, Jaume Borràs and Andrés Rituerto, from Culmia.

 

15 March 2024. Culmia, the leading residential real estate project management platform in Spain, delivers its first 140 multi-family homes under the Madrid Regional Government’s VIVE Plan in Alcorcón. The company has two affordable rental developments in the town, which are part of Lot 3 of the VIVE I Plan, with a total of 274 homes.

Once the families in this first development have moved in and, in accordance with the planned timetable, Culmia expects to hand over the second phase of the project with 134 more homes by mid-April.

Jorge Rodrigo, Regional Minister for Housing, Transport and Infrastructures of the Madrid Regional Government, presided over the handover ceremony of these first affordable rental homes under the VIVE Plan. Also participating in the event were: José María García Gómez, Deputy Regional Minister for Housing, Transport and Infrastructures and María José Piccio-Marchetti, General Manager of Housing and Rehabilitation. Together with Francisco Pérez, CEO of Culmia, Jaume Borràs, Business Director, Culmia, and Andrés Rituerto, Project Manager of the same company.

Both developments have 1 to 3-bedroom homes distributed in 30 one-bedroom apartments, 192 two-bedroom apartments and 52 three-bedroom apartments, all with balconies. They also have parking spaces, storage rooms, communal swimming pools and gyms, changing rooms, an equipped multi-sports court, an access control booth with porter service, a co-working room, green areas and children's leisure areas. 4% of the homes in these developments are adapted for people with reduced mobility.

The houses have obtained the BREEAM Excellent sustainability pre-qualification, which accredits that the developments meet the highest sustainability standards and ensure rational and efficient energy consumption.

The homes are unfurnished, although they have fitted modular wardrobes. The kitchen is fitted with wall units, a stainless steel oven, an induction hob and a decorative stainless steel extractor hood. The bathrooms are fitted with shower trays. What's more, the homes’ air-conditioning uses aerothermics and has temperature control by means of a thermostat.

According to Jaume Borràs, business director at Culmia, "we are very pleased to hand over these first homes as part of the CAM VIVE Plan to the families, and to have completed the journey we undertook with this project some months ago. For us, it also means that we have fulfilled the roadmap we set out at the time, and it means consolidating our work in order to continue along this path. During this time, we have seen the interest in the VIVE Plan, so we are even prouder that we have been able to provide a real solution to the problem of housing access".

The two developments are located in the Southern Enlargement Area of Alcorcón, a consolidated area with all kinds of services. What's more, residents can enjoy green areas in the surrounding area, such as the Pinar de Santo Domingo and Darwin Park.

The VIVE Plan is the project fostered by the Madrid Regional Government with a model of public authority concessions that envisages the construction of affordable rental housing. Culmia has been awarded Lot 3 of the first phase and the single lot of the second phase. Lot 3 comprises 12 plots and 1,763 homes and has land in San Sebastián de los Reyes, Tres Cantos, Alcorcón, Alcalá de Henares and Getafe. The VIVE II Plan consists of 1,137 homes located on five plots in the municipalities of Boadilla del Monte, Pinto and Colmenar Viejo.

These homes, designed by the firm of architects Cano y Escario were built by Avintia and are managed by Sogeviso.
