Culmia breaks ground on three more developments in Madrid City Council's affordable housing project

  • These are the developments located in the districts of Usera, Villaverde and Carabanchel.
  • These three developments add 353 more affordable homes to the city: 222 in the San Fermín neighbourhood, in Usera; 52 in the Los Ángeles neighbourhood, in the Villaverde district; and 79 homes located in the San Isidro neighbourhood, in Carabanchel.
  • 761 homes developed by Culmia for this plan are already under construction.

4 April 2024 - Culmia, the real estate platform that brings together all the housing solutions on the market, starts work on three more developments as part of  Madrid City Council’s affordable housing project. These join the Valdebebas development, in the Hortaleza district, underway since November last year, and the Méndez Álvaro development, in the Arganzuela district, underway since December.

These are three developments with a total of 353 affordable homes. One of the developments, Culmia Orovilla is located in the Usera district, specifically in Avenida de Orovilla, in the San Fermín neighbourhood. There are 222 homes with one, two and three-bedroom options and with parking spaces and storage rooms in the basement. The complex also has a swimming pool, gymnasium, communal room for resident use and bicycle parking.

It should be noted that the construction of Culmia Orovilla will be carried out using an integral industrialisation system which offers advantages in several aspects of the process: it will cut delivery times by up to 30% while leading to a 60% reduction in waste generated in the works, reducing CO2 emissions, with more energy-efficient housing and with a focus on preventing occupational accidents.

Work has also just got underway on the new Culmia Boetticher development located in the Villaverde district. Specifically in the Los Ángeles neighbourhood, in the south of the city of Madrid, a stone's throw from Madrid City Council’s "La Nave" innovation centre,. This development consists of 52 homes with one, two and three-bedroom options and with storage rooms and parking spaces in the basement. The complex has a gym, communal room, bicycle parking and swimming pool.

What's more, work has got underway on the Culmia Valvanera development in Carabanchel. It consists of 79 homes located in the San Isidro neighbourhood, in the south-west of the city of Madrid, with one, two and three-bedroom options and with storage rooms and parking spaces in the basement. The development also has communal areas, a gymnasium, communal room and bicycle parking.

They all share the characteristics common to the Culmia homes: they simplify layouts, strive to minimise the hierarchy of spaces, have all the rooms facing the outside of the building and allow flexibility of use in order to adapt to the different ways of living together and to the new uses of the home. What's more, their modern finishes add warmth to the homes, guaranteeing durability without neglecting functionality.

In the words of Jaume Borràs, business director at Culmia, "We are continuing with our roadmap and we are achieving milestones in materialising the homes that we will make available to the people of Madrid. Five developments of the Madrid City Council's affordable housing plan are already under construction and the remaining ones will be shortly. This means that all our affordable housing developments are at an advanced stage and on schedule”.

These developments are part of lots 1 and 5 of the affordable housing tender launched by Madrid City Council, in which Culmia will develop projects in Valdebebas (Hortaleza), San Fermín (Usera), Atocha (Arganzuela), Peñagrande (Fuencarral - El Pardo), San Isidro (Carabanchel), Rejas (San Blas) and Los Ángeles (Villaverde). All of them are located at strategic points in these neighbourhoods and on plots of land that are ready to be built on.

At present, 761 homes developed by Culmia in this plan are currently in the construction phase. In total, Culmia will develop 871 affordable housing units for Madrid City Council, and for this purpose it will invest €130 million in this public-private partnership.

The project is promoted by the City Council through the Urban Development Department. Its objective is to place approximately 2,200 affordable rental homes on the market on 25 plots of land located in 11 districts in the city of Madrid, through the transfer of land on a surface right basis for a 45 year-period.
