What is Plan Vive?
The Vive Plan is an initiative of the Community of Madrid to build 25,000 affordable rental housing units over the next eight years. In its first phase, 5,406 homes have been awarded, with a special focus on groups such as young people, the elderly, people with disabilities and victims of gender violence. Culmia is participating in this project, which has an investment of 700 million euros.

How does Culmia participate in Plan Vive?
We participate in collaboration with Avintia and Sogeviso. Grupo Avintia will be in charge of the construction of the homes through ÁVIT-A, its integrated industrialized construction system, which will reduce delivery times by up to 30%. Sogeviso will subsequently manage the finished housing stock through SOGEVISO.COM and the Convive Madrid Web.
How does Culmia participate in Plan Vive?

What is Vivienda Asequible del Ayuntamiento de Madrid?
The Madrid City Council’s affordable housing project is promoted by the City Council through the Urban Development Area under a program for the transfer of surface rights to land belonging to the Municipal Patrimony for the promotion and construction of affordable rental housing.
The purpose of the program is to put on the market approximately 2,200 affordable rental housing units on a total of 25 plots of land in 11 districts of the city of Madrid.
The objective is to favor the access of broad social groups to rental housing based on maximum rents estimated on the basis of the average income of each of the locations and a healthy rate of effort for their payment, thus alleviating the economic burden of renting with the construction of affordable rental housing.

How does Culmia participate in the Madrid City Council’s affordable housing program?
Culmia has been awarded the right of superficies on the land of lots 1 and 5 for a period of 45 years, which entails the responsibility of constructing the buildings, delivering them and managing their rental under an affordable rental regime. Suma Madrid Plan
The Madrid City Council’s Plan Suma Vivienda project promotes the construction of affordable rental housing through a public-private partnership. It will promote the construction of more than 2,200 affordable rental housing units in Los Ahijones and Los Berrocales (Vicálvaro), through a public-private partnership. It will be aimed at Madrid residents with incomes up to 5.5 times the IPREM, guaranteeing that tenants will not pay more than 30% of their family income in rent.

How does Culmia participate in the Madrid City Council’s Suma Vivienda Plan?
Culmia is participating in the Madrid City Council’s Suma Vivienda Plan as the successful bidder of three lots (3, 4 and 5), where it will build 757 affordable rental housing units in Los Berrocales and Los Ahijones. The developer will invest 116 million euros, will use industrialized construction (Ávita system) and expects to start construction in 2026, with the first deliveries before the summer of 2028.
What is the Generalitat Valenciana’s affordable housing?
The affordable rental housing project is promoted by the Generalitat Valenciana through the Entitat Valenciana d’Habitatge i Sòl (EHVA) under a public land transfer program for the development and construction of affordable rental housing.
The purpose of the program is to place on the market, through the transfer of land under a right of superficies for a period of 75 years, for residential use for the development and construction by the successful bidders.

How does Culmia participate in the Generalitat Valenciana’s affordable housing program?
Culmia is the developer responsible for the construction and delivery of the buildings and we participate in collaboration with Sogeviso who will be in charge of managing the housing stock once construction is completed.
Once the construction of the buildings is underway, information will be made available to potential tenants regarding application deadlines, the characteristics of the development and the requirements to become a tenant.
